Terms of service

The rules for using Property AI. Please read them before you create an account.

1. About these terms

These terms form the agreement between you and Heirs Investments Limited for your use of Property AI. By creating an account or signing in you confirm that you have read them and agree to them. If you use the service on behalf of a business, you confirm you are allowed to accept these terms for it.

Property AI is built for people and businesses who invest in, manage or let property. Our Privacy policy explains how personal data is handled and forms part of these terms.

2. The service

Property AI helps you keep track of properties, inspections, refurbishment plans, deals and tenancies, and shows summaries of that information. Features marked “Soon” in the app are not available yet, and we do not promise when or whether they will be.

We may improve, change or remove features. If a change would seriously reduce what you can do with your data, we will tell you in advance where it is reasonable to do so.

3. Your account

• Give us accurate details and keep them up to date.
• Keep your password secret. You are responsible for what happens under your account.
• If you invite other people into your workspace, you are responsible for who you invite, the access you give them and what they do.
• Tell us promptly at newheirs@outlook.com if you think your account has been used without your permission.

For security we limit repeated failed sign-in attempts, and we may suspend an account we reasonably believe is compromised or is being used in breach of these terms.

4. Your data

The information you put into Property AI (your properties, photos, notes, costs, tenants and so on) stays yours. You give us permission to store, process and display it only so that we can provide and secure the service for you.

You confirm that you have the right to add it, including the right to record information about your tenants and to upload photographs. Where your data includes personal data about other people, such as tenants, you are responsible for having a lawful reason to hold it and for telling those people how you use it. In data protection terms you decide why and how that data is used and we process it on your behalf.

5. AI-assisted features

Some features use artificial intelligence, for example analysing inspection photos. When you ask for an analysis, the photos you selected and the name of the area are sent to a third-party AI provider (see the Privacy policy). Please do not upload photographs that show people or personal documents.

AI output can be wrong, incomplete or out of date. It is a starting point for your own judgement. It is never saved over your own entries unless you choose to apply it.

6. Not professional advice

Scores, condition ratings, cost estimates, valuations, yields and other figures in Property AIare indicative. They are not a survey, a formal valuation, or legal, tax, mortgage or financial advice. Take proper professional advice before you buy, sell, refurbish, finance or let a property, and check any figure that matters to a decision. Listing and market information may come from third parties, and we do not guarantee that it is accurate or complete.

7. Acceptable use

You agree not to:

• break the law, or use the service to store or share unlawful material;
• try to gain access to other users’ data, or to our systems, without permission;
• probe, scan or test the security of the service, or disrupt it for others;
• copy, scrape or resell the service or its content at scale;
• upload malware, or content that infringes someone else’s rights.

8. Fees

During early access the service may be offered free of charge, or on trial terms we agree with you. If we introduce paid plans we will show you the price and what it includes before you are charged, and we will not charge you for a plan you have not agreed to.

9. Availability

We work to keep the service running and your data safe, and we take regular backups, but we cannot promise it will always be available or free from errors. We may suspend it briefly for maintenance or security. Please keep your own copies of anything you cannot afford to lose.

10. Our responsibility to you

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that the law does not allow us to limit or exclude.

Subject to that:

• we are not liable for loss of profit, loss of business or opportunity, or for indirect or consequential loss;
• we are not liable for decisions you make based on the figures or AI output shown in the service (see section 6);
• our total liability to you for everything connected with the service in any twelve months is limited to the fees you paid us in those twelve months, or £100 if you paid nothing.

If you are a consumer, nothing here affects your statutory rights.

11. Ending your use

You can stop using Property AI at any time and ask us to close your account. We may suspend or close an account that breaches these terms, or if we stop providing the service, and we will give you reasonable notice and a chance to take a copy of your data unless we need to act immediately for security or legal reasons.

After an account closes we delete or anonymise its data within a reasonable period, apart from anything we must keep by law. Backups are overwritten on a rolling cycle, normally within a few weeks.

12. Changes to these terms

We may update these terms, for example when the service or the law changes. We will post the new version here with a new date, and tell you about significant changes before they take effect. If you keep using the service after that, you accept the updated terms.

13. Law and disputes

These terms are governed by the law of England and Wales, and the courts of England and Wales will have jurisdiction, unless the law gives you the right to bring a claim somewhere else.
